How we help with a foreclosure sale
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. No agent commissions when you sell to us. No fees.
If you decide to move ahead, we work with you and the title company on title and payoff details so we can work toward closing before the scheduled sale.
Which sale is on your notice?
A mortgage foreclosure is about a home loan. Rhode Island lenders can foreclose through a court case or, when the mortgage includes a power of sale, without a court case. A sale over unpaid East Providence property taxes is separate and has its own notice and date. Call us with the notice and we’ll sort out which sale you’re facing.
For a covered first mortgage on an owner-occupied home with one to four units, the lender normally must take part in a free mediation conference through a Rhode Island HUD-approved housing counseling agency before a power-of-sale foreclosure. Reverse mortgages, defaults on or before May 16, 2013, and other statutory exceptions are excluded. The conference is to be scheduled within 60 days after the notice is mailed. Read Rhode Island’s mediation law.
Before a power-of-sale foreclosure is advertised, the lender must mail the owner notice by certified mail. For a typical homeowner loan, that is at least 30 days before the first newspaper notice. Sale notices then run in a newspaper once a week for three weeks in a row, starting at least 21 days before the sale. The auction is public; once a sale under the statutory power of sale is complete, the owner’s right to redeem ends. See the state’s foreclosure-notice law and power-of-sale law.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
