A listing may bring a higher price, but you may take on repairs or cleaning, showings, agent commissions, and carrying costs while you wait for a buyer and closing.
You get a written offer and written terms before you commit, and we close through a title company. No agent commissions when you sell to us.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Estate, occupancy, and sale questions
East Providence’s Probate Court is housed in the City Clerk’s Office. The probate court appoints the executor named in the will, or an administrator when there is no will; the court’s letters show who can act for the estate. You can sell in the estate’s name once the estate is opened — no need to put the house in your own name first.
If the will gives the executor a power of sale, the executor can usually sell under it. If the will leaves the house to a particular person, that person must agree in writing. Without a power of sale, the personal representative asks the probate court for a license; for a private sale, the court sets a minimum price. A Rhode Island estate tax lien can affect inherited real estate, and the estate may need a discharge before closing.
If you need an estate attorney, we can help you find one. Not sure who can sign? Call us — we’ll sort it out with you.
Rhode Island foreclosures can proceed through court or under a power of sale in the mortgage. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
For a typical homeowner power-of-sale foreclosure, the lender mails notice by certified mail at least 30 days before the first newspaper notice. The sale notice then runs once a week for three weeks, starting at least 21 days before the auction.
For a covered first mortgage on an owner-occupied home with one to four units, the lender normally must take part in a free mediation conference through a Rhode Island HUD-approved housing counseling agency before a power-of-sale foreclosure. Reverse mortgages, defaults on or before May 16, 2013, and other statutory exceptions are excluded. The conference is scheduled within 60 days after notice is mailed.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
A sale does not end the lease; the buyer takes over as landlord subject to it. Rhode Island requires written notice of the sale to each tenant with the buyer’s name, address, and phone number. The notice also certifies that the state rule for selling a building with open housing-code violations was followed. The seller remains responsible after the sale until each tenant receives that notice.
A security deposit cannot be more than one month’s rent, though some furnished units may also have a separate furniture deposit. Whoever owns the house when a tenancy ends must return the deposit, minus lawful deductions, within 20 days. The deadline starts at the latest of the tenancy ending, the tenant moving out, or the tenant giving a forwarding address.
Rhode Island charges this tax on a deed when it is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500. The price includes a mortgage or lien that stays on the property. In 2026, a second tax at the same rate applies to the part of a home sale price above $824,000; the threshold is adjusted for inflation each year. By law, the seller pays unless the parties agree otherwise. Some transfers are exempt.
Your mortgage, liens, back taxes, and share of current property taxes are separate from this tax. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. No fees.
If you were served with a housing-code violation notice or order, you can sell before the repairs are finished if you first give the buyer a true copy of every notice or order. Before the transfer, tell the code officer in writing that you intend to sell and include the buyer’s name and address. Deliver the notice by hand with a receipt, or send it by registered or certified mail. The buyer is bound by the notice.
When you sell to us, we're the buyer, so the repairs become our job.
