Local rules
If the person who died lived in East Providence, start with the City Clerk’s Probate Court. The court appoints an executor under a will or an administrator when there is no will; the court’s letters show who can act for the estate.
If the will gives the executor power to sell, the executor can usually sell under that power. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator asks the probate court for permission to sell, and the court sets a minimum price for a private sale. If you need an estate attorney, we can help you find one.
Rhode Island charges a real estate conveyance tax when a taxable deed is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500. The price includes a mortgage or lien that stays on the property. In 2026, the same rate also applies to the part of a residential sale price above $824,000; the threshold is adjusted each year. State law makes the seller responsible unless the parties agree otherwise.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. No agent commissions when you sell to us. No fees. Your mortgage, liens, back taxes, and share of current property taxes are separate.
