From first conversation to settlement
The sale, step by step
Tell us what you know about the house
Start with the East Providence address, the house’s condition, who lives there, and your timing. If an estate, tenant, notice, payoff, or lien is part of the picture, tell us what you know. You can start the conversation before every detail is settled.
Talk through the property and your choices
We ask about repairs, access, occupancy, belongings, ownership, and timing. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We’ll talk through a direct sale, the EZ Sale option, and other choices you are considering.
Read the written offer and terms
We give written cash offers in 24 hours. You get a written offer and written terms before you commit, and we close through a title company. Read the price, responsibilities, possession, timing, and costs, then choose what works for you.
Work through title, signing authority, and payoffs
If you decide to proceed, the title company checks the deed, who can sign, mortgage and lien payoffs, taxes, and the documents needed for closing. We talk through occupancy, access, belongings, and timing with you as title work moves ahead.
Review the settlement sheet together
The settlement sheet shows how the sale money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.
Choose, sign, and close
You decide whether to proceed, compare another path, or stop before signing. Close as fast as 7 days when title and closing details allow. You're going to get a fair price and not have to do anything. Just show up at settlement.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Rhode Island estate details
Estate authority and an estate-tax lien
If the house is part of an estate, the probate court appoints the executor named in the will, or an administrator when there is no will. The court’s Letters show that person’s authority. If the will gives the executor a power of sale, the executor can usually sell under it. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator can ask the probate court for permission to sell; for a private sale, the court sets a minimum price. Rhode Island law on a will’s power of sale, probate court authority to sell, and private sales.
Rhode Island places an estate-tax lien on a decedent’s real property. The estate may need a discharge before closing; the title company or closing attorney can confirm what this house needs. See the estate-tax lien law and the Division of Taxation’s Form T-77.

Before you sign
Rhode Island conveyance tax and your settlement figures
Your settlement sheet shows the sale price, mortgage or lien payoffs, back taxes, property-tax allocation, closing costs, and the amount scheduled for you. Rhode Island charges a real estate conveyance tax when the deed is recorded. Since October 1, 2025, the tax is $3.75 for each $500 of the price, or any part of $500; the price includes a mortgage or lien that stays on the property. For 2026 home sales above $824,000, a second tax at the same rate applies to the part above that amount, and the threshold changes with inflation. State law makes the seller responsible unless the parties agree otherwise. Rhode Island’s conveyance-tax law, the 2025 rate notice, and the 2026 threshold notice.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. No agent commissions when you sell to us. No fees.

When the process gets difficult
We stay with the process
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
What our sellers say
“LISTEN, PROPERTY TAXES GOT TOO HIGH FOR MY FIXED INCOME. SOLD IT TO THEM. WALKED AWAY WITH CASH. GLAD IT'S OVER.”
“Facing foreclosure ... Very stressful time... They handled it professionally and got me out of the debt...”
“no open houses. no realtors tracking dirt in. just a straight cash sale for our house so we could move. Glad it's over.”
East Providence process questions
Can I call before every detail about the house is settled?
Yes. Start with the address, the house’s condition, who lives there, and your timing. If an estate, tenant, notice, payoff, or lien is involved, tell us what you know. We can talk while details are still being sorted out.
Who can sign when an East Providence house is part of an estate?
The probate court appoints the executor named in the will, or an administrator when there is no will.
