East Providence, RI illustrative estimate
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.

The tax is $3.75 for each $500, or part of $500, of the estimated sale price, plus the same rate on residential value above the 2026 threshold of $824,000. Exemptions may change the amount, and the threshold changes each year.
See what you'd actually walk away with.
Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This estimate uses the tax rate and calculation shown above. Your percentage replaces it. Local taxes, exemptions and the property’s taxable value can change the final amount.

Your situation
You stop paying for a house and get a fair price.
If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
You keep the insurance money and don't have to worry about the house anymore — we'll take care of it.
When you sell to us, we can set it up so you don't have to prepay anything — it comes out at closing.
You're done — no turnover, no repairs, no more bad tenants.
The fines don't stop while you think about it. They pile up, they add new ones, and every month takes another bite out of what the property is worth to you. We can buy it quickly, violations and all, so you stop the bleeding and keep your equity.
You only have to agree on one thing — the price. After that we handle the rest, so there's nothing to argue about over repairs, contractors, showings, or who pays for what.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Rhode Island charges a real estate conveyance tax when a taxable deed is recorded. Since October 1, 2025, the tax is $3.75 for each $500 of the price, or any part of $500. The price includes a mortgage or lien that stays on the property. For example, a $200,000 sale has $1,500 in conveyance tax. In 2026, a second tax at the same rate applies to the part of a home sale price above $824,000; that threshold is adjusted each year. State law makes the seller responsible unless the parties agree otherwise. Some transfers are exempt.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. No agent commissions when you sell to us. No fees. Your mortgage, liens, back taxes, and share of current property taxes are separate.
East Providence has older single-family homes and multifamily housing near commercial corridors. Local areas include Riverside and Riverside Square, Rumford, Watchemoket Square, and Kent Heights; Phillipsdale has a historic district. Some low-lying shoreline and Riverside locations face flood and erosion concerns. If repairs, water damage, tenants, or a city notice are part of your sale, tell us about this house and we’ll look at it as-is.
“LISTEN, PROPERTY TAXES GOT TOO HIGH FOR MY FIXED INCOME. SOLD IT TO THEM. WALKED AWAY WITH CASH. GLAD IT'S OVER.”

You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If the will gives the executor a power of sale, the executor can usually sell under it. Without a power of sale, the executor or administrator can ask the probate court for a license; for a private sale, the court sets a minimum price. If you need an estate attorney, we can help you find one.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The buyer takes over as landlord subject to the existing lease, so tell us about the lease, security deposit, and who lives there.
You keep your insurance proceeds when we buy the house exactly as it stands. If you still have a mortgage, your lender may have a say in how that check is used — we'll walk through it with you.
If you were served with a housing-code violation notice or order, you can sell before the repairs are finished after you give the buyer a true copy of every notice or order and, before the transfer, tell the code officer in writing that you intend to sell, with the buyer’s name and address. You can hand-deliver the notice and get a receipt, or send it by registered or certified mail. The buyer is bound by the notice. When you sell to us, we’re the buyer, so the repairs become our job.
