Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What Missouri transfer taxes and recording charges apply?
Missouri's constitution bars the state, counties, and other local governments from imposing new taxes on the sale or transfer of real estate after December 2, 2010. County recording fees are separate: state law sets $5 for the first page of a deed and $3 for each additional page, plus per-document fees. The title company or closing professional confirms the exact recording charges. When you sell to us, we pay the closing costs. That does not pay your mortgage balance, liens, back taxes, or your share of current property taxes.
Can I sell if a Missouri trustee's sale is scheduled?
A sale may still be possible if the loan can be paid off before the trustee's sale. A deed of trust with a power of sale can allow foreclosure through a trustee's sale without a court case. The sale is held in the county where the property is located, with at least 20 days' notice published and mailed to the owner of record. Have the title company or an attorney confirm the current sale date and amount needed. Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. If the lender or someone acting for it buys at the sale, the owner can redeem within one year. To keep that right, the owner must give written notice of intent at the sale or within 10 days before it, then file a court-approved bond within 20 days after the sale.
Can I ask about selling an inherited house before every paper is gathered?
Yes. You can call while estate paperwork is still being gathered. The person signing and that person's authority must be clear before closing; an attorney, the court, or the title company can confirm how the actual estate papers apply.
Can I sell a tenant-occupied Farmington house?
Yes, you can ask about a tenant-occupied property. Tell us who lives there, what the lease says, any access limits, and whether you have received written notices so those facts are part of the review.
What should I have ready before I call?
Start with the address, what you know about the house, who lives there, and the timing you are considering. A deed, lease, payoff statement, estate paper, or written notice may help answer a follow-up question, but you can call before you have everything figured out.
