Georgetown, KY › Foreclosure
Can I Sell My Georgetown House Before Foreclosure?
Yes. A sale may still be possible before the master commissioner’s auction if the mortgage payoff, title work, and closing can be handled in time. If you already have a sale date, tell us when you call.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You get a written offer and written terms before you commit, and we close through a title company.
Call 888-274-5006 — we answer 24/7.
How we help you work toward closing
We look at the house as-is, give you written terms before you commit, and work with the title company on the mortgage payoff and other closing details.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax.
Mortgage foreclosure and Scott County tax sales are different
A Kentucky mortgage foreclosure is a lender’s lawsuit in Circuit Court. If the lender wins a judgment, the court orders a public auction run by a master commissioner. Scott County’s annual delinquent-tax sale is different: the County Clerk sells the previous year’s unpaid tax bills. Each process has its own notices and dates, so use the date on the notice or court papers you received.
In a mortgage case, court rules generally require the master commissioner to hold the sale within 90 days after the case is referred. Two disinterested people appraise the house first, and the sale is advertised at least once between 7 and 21 days before the auction. The court must confirm the sale before the buyer gets a deed. Read Kentucky Supreme Court Order 2024-40, AP Part IV for the sale rules.
If the foreclosure sale brings less than two-thirds of the appraised value, Kentucky law lets the owner redeem within six months by repaying the sale price plus 10% interest and certain costs. See KRS 426.530 for the redemption rule and KRS 426.560 for judicial-sale advertising.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
We’ll review the mortgage payoff and title details with you. You don’t need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
What happens next
- Call or send us the property address and the date in your court papers or tax notice.
- You get a written offer and written terms before you commit.
- If you choose to proceed, we work with the title company on ownership, payoff details, and closing.
- If a master commissioner's sale is scheduled, tell us the date right away so we can try to close before it. Keep using the date in your court papers until the court or master commissioner confirms a change.
Close as fast as 7 days when title and closing details allow.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
