A listing may bring a higher price, but you may have preparation costs, showings, agent commissions, buyer requests, and a longer wait for financing. It can suit a house that is ready to show and a seller with time to work through the sale.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Estate sale questions

Who can sign for an inherited Kentucky house?

The court-appointed personal representative handles the estate sale. If the will gives that person power to sell real estate, they can usually sell without a separate court order. Without that power, the personal representative can ask the District Court for an order to sell; the order must be final and the appeal period must expire before the house can be conveyed, and a certified copy is recorded with the deed. A surviving spouse may have rights in the house even if not named on the deed.

If you need an estate attorney, we can help you find one. We can review the property and sale details with the title company as you work through the estate paperwork.

Mortgage foreclosure

A Kentucky foreclosure sale has court dates to watch

A Kentucky mortgage foreclosure is a Circuit Court lawsuit. If the lender wins a judgment, the court orders a public auction run by a master commissioner. Court rules generally require the commissioner to hold the sale within 90 days after the case is referred. Two disinterested people appraise the house first, the sale is advertised at least once between 7 and 21 days before auction, and the court must confirm the sale before the buyer gets a deed.

If the house sells for less than two-thirds of its appraised value, Kentucky law lets the owner redeem it within six months by repaying the sale price plus 10% interest and certain costs. Keep the date on your court papers in view while you consider a sale.

Tenant-occupied homes

You can sell with tenants still living there

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Kentucky, selling the house does not end the lease; the buyer becomes the landlord, and the sale is valid without the tenant's consent.

We can talk through the lease, rent, deposit, access, and possession plan with you. The Scott County situation pages cover tenant-occupied sales and other common questions.

Taxes and closing

Kentucky real estate transfer tax

Kentucky's real estate transfer tax is 50 cents for each $500 of value or fraction of $500. The taxable value is the full price paid, including liens the buyer takes over. The grantor—the seller—normally owes the tax, and the county clerk collects it before the deed can be recorded. Some transfers are exempt.

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax.
