From the first conversation to settlement
The sale, step by step
Tell us about the house
Tell us what you know about the address, condition, who lives there, and timing. We can start talking before every property question is settled.
Talk through the property and your choices
We ask about the house, access, occupancy, and the timing that works for you. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We talk through the sale choices that fit the house and your situation.
Read the offer and written terms
We give written cash offers in 24 hours. You get a written offer and written terms before you commit, and we close through a title company. The terms spell out the price, timing, costs, possession, and each side's responsibilities before you commit.
Work through title, signing authority, and payoffs
We work with the title company to check ownership, who can sign, mortgage payoff amounts, liens, taxes, and the papers needed for closing. We also talk with you about occupancy, access, belongings, and possession.
Review the settlement sheet
The settlement sheet shows how the sale money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.
Choose, sign, and close
If you choose to go ahead, the title company guides you through signing and its settlement instructions. Close as fast as 7 days when title and closing details allow. You're going to get a fair price and not have to do anything. Just show up at settlement.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Georgetown and Scott County details
Estate papers and local property questions
In Kentucky, the court appoints a personal representative—the person handling the estate. If the will gives that person power to sell real estate, they can usually sell without a separate court order. If it does not, the representative asks District Court for an order to sell and gives notice to everyone with an interest in the house. The order must be final and the time to appeal must expire before the deed can transfer; a certified copy is recorded with the deed. A surviving spouse may have rights in the house even if not named on the deed. We talk through the papers you have, and the title company checks who can sign. If you need an estate attorney, we can help you find one.
The Georgetown-Scott County Planning Commission lists Georgetown zoning and subdivision materials separately from Scott County, Sadieville, and Stamping Ground materials. If a zoning or permit question affects the sale, call us—we'll sort out who to contact with you.

See how the settlement figures add up
The settlement sheet shows the sale price, mortgage and lien payoffs, taxes, costs, and the amount scheduled to be paid to you. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.
Kentucky real estate transfer tax is 50 cents for each $500 of value or fraction of $500. The grantor—the seller—owes it, and the county clerk collects it before the deed can be recorded. Some transfers are exempt, and recording fees are separate. Read Kentucky Revised Statutes § 142.050 on the real estate transfer tax ↗.
When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax.
No fees.
When things get difficult
We keep working through the bumps
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
What our sellers say
“LISTEN, PROPERTY TAXES GOT TOO HIGH FOR MY FIXED INCOME. SOLD IT TO THEM. WALKED AWAY WITH CASH. GLAD IT'S OVER.”
“Facing foreclosure ... Very stressful time... They handled it professionally and got me out of the debt...”
“no open houses. no realtors tracking dirt in. just a straight cash sale for our house so we could move. Glad it's over.”
