What the numbers mean

What changes the comparison for your house?

Repairs, cleanout, tenants, access, and how long you can wait can all change what you compare. Tell us what is going on with the house and your timing; we’ll talk through the property and the choices with you.

You can compare selling as-is, listing, or holding the house while you wait. The right comparison starts with the costs and timing that matter to you.

Local selling costs

Kentucky’s real estate transfer tax

Kentucky’s real estate transfer tax is 50 cents for each $500 of value or fraction of $500. State law assigns the tax to the grantor—the seller—and the county clerk collects it before the deed can be recorded. The taxable value includes the full price paid, including liens the buyer takes over.

Some transfers are exempt; the title company can confirm whether an exemption applies to your sale. Recording fees are separate.

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax.

No agent commissions when you sell to us. No fees.

What you may keep

Sale price and money left after costs are different

The sale price is before costs. What remains can depend on your mortgage payoff, liens, back taxes, your share of current property taxes, repair or cleanout costs, listing costs if you list, and bills while you wait.

Use the Georgetown calculator to compare a listing with an as-is sale using the costs that matter to your house.

Just an estimate — the actual number could be more or less depending on the home's condition.

Questions about the Georgetown market report

How is Kentucky’s real estate transfer tax calculated?

Kentucky charges 50 cents for each $500 of value or fraction of $500. State law assigns the tax to the grantor, meaning the seller, and the county clerk collects it before the deed can be recorded. Some transfers are exempt, and recording fees are separate. The title company can confirm whether an exemption applies to your sale.

Can I sell a house with tenants in it?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

Is the sale price the amount I keep?

No. What remains can depend on your mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout, listing costs if you list, and bills while you wait. The calculator lets you compare those costs with a direct as-is sale or listing.
