Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Irondequoit seller questions, answered

Can I sell my Irondequoit house without making repairs?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

How quickly can I get a written cash offer?

We give written cash offers in 24 hours.

Can I see the offer and terms before I decide?

You get a written offer and written terms before you commit, and we close through a title company.

How soon can a sale close?

Close as fast as 7 days when title and closing details allow.

What costs and transfer taxes apply when I sell to you?

Your mortgage payoff, liens, back taxes, and share of current property taxes are separate from the sale costs. No fees. No agent commissions when you sell to us. New York State real estate transfer tax is normally paid by the seller, although the sale agreement can provide otherwise; local transfer taxes may apply. A separate 1% mansion tax is normally paid by the buyer on residential sales of $1 million or more. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes.

Can I sell a house with a tenant still living there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The sale itself does not end an existing lease or require the tenant to move; the buyer becomes the landlord. At closing, the security deposit must be transferred to the new owner within five days or returned to the tenant with the required notice.

Can an executor sell a New York house before the estate is finished?

Often, yes. An executor or administrator appointed by Surrogate’s Court can generally sell estate property during administration, subject to the will and court restrictions. Being named executor in a will is not the same as being appointed. If the will leaves the house to a specific person, that person’s agreement or a court order may be needed, and some court papers require court approval before a sale. A release of the New York estate-tax lien is generally needed to close. If you need an estate attorney, we can help you find one.

Can I sell before a New York foreclosure auction?

A sale may still be possible before the auction if the mortgage payoff and other closing obligations can be covered. New York foreclosures go through court, and a referee conducts the sale; after the auction, there is no right to buy the house back. Our agreement of sale will often get a foreclosure sale postponed so we can close. It doesn't always work, but it works more often than people think. If you live in the house and are in foreclosure or two or more months behind, New York’s Home Equity Theft Prevention Act gives you 14 business days to cancel a sale to an investor. Paying the lender to stop the foreclosure requires the full amount owed, including applicable interest, fees, and costs.

Can I sell with an open Irondequoit code notice?

A sale may still be possible, but an existing Town or court order can require work, and the sale agreement does not resolve an open order by itself. When you sell to us, we're the buyer, so the repairs become our job. Tell us about the notice and we’ll talk through the house and paperwork with you.
