Money and choices
Your mortgage payoff, liens, back taxes, and share of current property taxes affect what remains. Repairs, commissions, closing costs, cleanout, and the time you carry the house can also change the comparison.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Compare the written sale price with what remains after property costs and balances. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate amounts to account for; repairs, commissions, and the time you carry the house can also affect the total.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
Close as fast as 7 days when title and closing details allow.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
The Ohio conveyance fee is $1 per $1,000 of the sale price under state law, plus up to $3 per $1,000 the county may add (Ohio Rev. Code §§319.54, 322.02). When you sell to us, we pay it. The Fairfield County Auditor can answer questions about the county amount.
The appointed executor can sign without a court order to sell if the will gives the executor that power (Ohio Rev. Code §2113.39). If it doesn't, and the will does not forbid a sale, another route may be available: the surviving spouse and all beneficiaries named in the will — or all heirs if there is no will — give written consent, file it with probate court, and sell for at least 80% of the house's appraised value in the approved inventory. That route is not available if the surviving spouse or any beneficiary or heir is under 18 (Ohio Rev. Code §2127.011). If you need an estate attorney, we can help you find one.
Yes. Ohio mortgage foreclosures go through court. You can generally still stop the sale before the judge confirms it — even after the auction — by depositing the full judgment amount, costs, and applicable interest with the court clerk (Ohio Rev. Code §2329.33). Selling first may help protect any equity you have. Our agreement of sale will often get a sheriff's sale postponed so we can close. It doesn't always work, but it works more often than people think.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
