Money and choices
Compare what may remain after repairs and selling costs, not just the sale price. A mortgage payoff, liens, back taxes, and your share of current property taxes are separate amounts to account for.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
Close as fast as 7 days when title and closing details allow.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs. A mortgage payoff, liens, back taxes, and your share of current property taxes are separate.
We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers. A settlement sheet shows the money coming in and going out for the sale.
Indiana requires a property-transfer filing with the county auditor for property-tax records. The filing fee is usually $20, though some transfers are exempt. Deed recording and other closing charges are separate. When you sell to us, we pay the closing costs.
Indiana mortgage foreclosures go through court. Before the sheriff's sale, you can redeem the property by paying the full judgment, interest, and costs through the clerk or sheriff, depending on the stage — paying only overdue installments is not the same (Indiana Code §32-29-7-7). To sell before the sale date, the payoff has to be handled in time. Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before. Call us promptly when you know the date.
A court-appointed personal representative — the person handling the estate — can generally sell estate property in an unsupervised estate without a separate sale order. A will can also give the representative power to sell; if neither route applies, a court order may be needed. A valid transfer-on-death deed recorded before the owner’s death may pass the house to the named beneficiary outside probate. If you need an estate attorney, we can help you find one.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Selling a rented house does not by itself end the rental agreement; the lease, rent, and security-deposit balance need to be accounted for at closing.
We buy the house exactly as it stands, and you keep your insurance proceeds. If you still have a mortgage, your lender may have a say in how that check is used — we'll walk through it with you.
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
