New Jersey selling costs
Put the transfer fees in the comparison
New Jersey charges the seller a realty transfer fee when the deed is recorded. It is calculated in $500 increments, with rates that rise as the sale price moves into higher bands. For sales of $350,000 or less, the state’s examples are $600 on a $150,000 sale and $935 on a $200,000 sale; above $350,000, a higher rate schedule applies to the whole price.
A separate graduated percent fee also applies to home sales above $1 million unless the transfer is exempt. The rate applies to the whole price: 1% over $1 million through $2 million, 2% over $2 million through $2.5 million, 2.5% over $2.5 million through $3 million, 3% over $3 million through $3.5 million, and 3.5% above $3.5 million. Check the state schedule for the band that fits your sale.
