A New Jersey rule to check

Realty transfer fees depend on the sale price

New Jersey charges the seller a realty transfer fee when the deed is recorded. For a sale of $350,000 or less, the fee is figured for each $500: $2 per $500 up to $150,000, $3.35 per $500 from $150,000 to $200,000, and $3.90 per $500 from $200,000 to $350,000. Above $350,000, a higher schedule applies to the whole price. Some New Jersey residents who are 62 or older, blind or disabled may qualify for a reduced rate when they own and live in a one- or two-family home; qualifying low- and moderate-income housing also gets a reduced rate. A seller claiming a reduced rate or exemption must file a sworn form with the deed. A separate graduated percent fee may also apply to a home sale over $1 million, unless the transfer is exempt; its rate is based on the whole price.
