Newark selling costs: New Jersey transfer fees

New Jersey charges the seller a realty transfer fee when the deed is recorded. For a sale of $350,000 or less, it is calculated for each $500: $2 per $500 on the first $150,000, $3.35 per $500 from $150,000 to $200,000, and $3.90 per $500 from $200,000 to $350,000. That is $600 on a $150,000 sale and $935 on a $200,000 sale. Above $350,000, a higher rate schedule applies to the full price.

A separate graduated percent fee applies to taxable home sales over $1 million unless exempt. Its rate is 1% over $1 million through $2 million, 2% over $2 million through $2.5 million, 2.5% over $2.5 million through $3 million, 3% over $3 million through $3.5 million, and 3.5% above $3.5 million; each rate applies to the full price. Some transfers are exempt and some sellers or qualifying housing may receive a reduced rate under the state’s rules.
