Cash Offer or EZ Sale: compare the written numbers

A listing may fit a house you can prepare, show, and carry while it sells. Compare a realistic net after repairs, cleanout, commissions, concessions, and ongoing bills with the written terms for a direct sale. A direct sale avoids preparing the house for repeated showings, but the right comparison depends on the property and what you want to take on.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Steps and numbers

Get written terms, then compare what you may keep

Three simple steps

  1. 1

    Tell us about your house

Share the address, what needs work and who lives there. Tell us when we can see it and when you want to sell.

  2. 2

    Get your offer

We give written cash offers in 24 hours.

  3. 3

    Close

Written offer and written terms before you commit; title-company closing.

The shared market display keeps a measure beside its source, geography, and period. Use those figures as context, not as a price for one house. If a Newark-specific measure is not shown, do not substitute an unlabeled county, metro, or statewide number.

Estimate your possible net proceeds

Compare a realistic listing price or written offer with repair and cleanout costs, commissions if you list, other selling costs, your payoff, and the bills you would carry while waiting. Change the calculator assumptions to fit the property; the result is an estimate, not an offer.

Local property context

Use the address, not just a neighborhood name

Newark and Essex County are the city and county for this guide. Local-area names can help you orient yourself, but they do not establish a parcel boundary or decide which office handles a property question.

Branch Brook Park and the North Ward

Essex County Parks places Branch Brook Park in Newark’s North Ward between Forest Hill and Roseville. The County also says part of the park lies in Belleville, a separate municipality; the park boundary is not a neighborhood or parcel boundary.

Essex County Parks: Branch Brook Park

Weequahic Park and the South Ward

Essex County Parks locates Weequahic Park in Newark’s South Ward. If you are checking a city or county record, use the property address rather than assuming a park or neighborhood label answers the jurisdiction question.

Closing questions

Check authority, transfer fees, and any court dates

Who signs for an inherited house?

Start with the deed and estate papers. Ask the title company which owners or representatives need to sign and which authority documents it needs for this property. The NJ Courts directory lists the Essex County Surrogate’s Office in Newark as a contact route; that listing does not decide the correct filing location or signer for a particular estate. If authority is unclear or disputed, ask a New Jersey attorney.

New Jersey realty transfer fees

New Jersey charges the seller a realty transfer fee when the deed is recorded. The fee is calculated in $500 increments, with rates that rise by price band. A separate graduated percent fee applies to a home sale over $1 million unless the transfer is exempt; the rate applies to the whole price. Check the state schedule for the transaction and any exemption that may apply.

When you sell to us, we pay the closing costs, including New Jersey's realty transfer fee and any applicable graduated percent fee. Your mortgage, liens, back taxes, and share of current property taxes are separate.

If a New Jersey mortgage foreclosure is underway

Often, yes, you can still sell if the sale closes before the sheriff’s sale. New Jersey mortgage foreclosures go through court. After the lender sends a Notice of Intention to Foreclose, you have 30 days to catch up on the debt or ask for mediation before the lender can file in court. After you are served with the complaint, you have 35 days to answer.

In an uncontested residential case, the lender normally must give at least 14 calendar days’ notice before submitting proofs for final judgment, explaining how to get the amount needed to catch up. After final judgment, the sheriff sale must be advertised for at least four weeks, and the sheriff has 150 days from the writ of execution to hold it. You can ask the sheriff for two postponements, each up to 30 calendar days; the lender can get two as well. One more is allowed if both sides agree, and a court can order more for good cause.

After the sale, you generally have 10 days to redeem the house by paying the full amount due, including the judgment and sale costs. Free foreclosure mediation is available through the courts. These are separate steps, not one countdown for every case; check your notices, court record, and current sheriff listing. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Where to find help

Start with the office that handles your question

Give the office the property address and the notice or record you have. An assessment contact is not a tax balance, and a recorded-document contact does not confirm a payoff or court deadline.

Essex County Register of Deeds and Mortgages

The Register publishes contact information for deed and mortgage records, including land-record questions involving liens and foreclosure transactions. A record inquiry does not establish the payoff or status of a particular case.

Newark City assessor

The New Jersey Division of Taxation assessor directory lists a Newark City assessor contact. It is an assessment-office contact, not a parcel tax balance, payoff, or verified tax-collector route.

Essex County Sheriff foreclosure listings

The Sheriff posts foreclosure listings and cautions that information is date-sensitive and a sale can change. Check the posting, then confirm the current case date with the Sheriff or your attorney.

Newark Land Bank

The Land Bank describes a program to acquire, maintain, and repurpose vacant, abandoned, and foreclosed properties. Its program information does not establish that a particular house is listed, eligible, or subject to action.

Questions Newark sellers ask

Can I sell my Newark house as-is?

Yes. USA Home Buyers buys houses in Newark and Essex County, New Jersey. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can ask about a sale before doing repair or cleanout work.

How soon will I get a written cash offer?

We'll give you a written cash offer within 24 hours. You receive written offer terms before you commit; closing is through a title company.

How do a Cash Offer and EZ Sale compare?

A Cash Offer is a direct purchase, with a 30-days-or-less timeline and a lower price. EZ Sale goes to one of our partners, with a 60-days-or-less timeline and a higher price than the Cash Offer. Both require no repairs, commissions, or closing costs. Compare the written numbers and terms for your house.

Can I sell my house while it is in foreclosure?

Often, yes, if the sale closes before the sheriff's sale. New Jersey foreclosures go through the courts, and the stages have separate deadlines. See the steps below and check your current notices and court record. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Who can sign for an inherited Newark house?

The deed and estate papers can affect who has authority to sign. The NJ Courts directory lists the Essex County Surrogate’s Office in Newark as a contact route, but it does not determine the correct filing location or signer for a particular estate. Ask the title company which documents it needs for the property; get legal advice if authority is unclear or disputed.

Which New Jersey transfer fees should I include?

When you sell to us, we pay the closing costs, including New Jersey's realty transfer fee and any applicable graduated percent fee. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Do Newark market figures tell me what my house is worth?

No. Read any measure shown with its source, geography, and period. A market-wide figure is context, not a price for your address. The Newark calculator lets you change planning assumptions; its result is an estimate, not an offer.

Seller experiences

Testimonials are real, from our transactions, verified and approved by our attorneys. Each review keeps the seller’s actual location; a nearby seller’s experience is not presented as a Newark transaction.
