The lender must first send a Notice of Intention to Foreclose; you then have 30 days to catch up on the debt or ask for mediation before the lender can file in court. The sale must be advertised for at least four weeks, and the sheriff has 150 days from the writ of execution — the court order authorizing the sale — to hold it. You can ask the sheriff for two postponements, each up to 30 calendar days. The lender can get two as well; one more is allowed if both sides agree, and a court can order more for good cause. After the sale, you generally have 10 days to redeem the house by paying the full amount due, including the judgment and sale costs. Free foreclosure mediation is available through the courts.
