What the numbers mean
Compare the house and the costs, not just the sale price
Repairs, tenants, and timing can change which selling option fits. A house that needs work may bring different repair costs than a move-in-ready house, and a tenant can affect access and timing.
We look at the house’s condition, talk with you about repairs, occupancy, and timing, and compare a direct sale with listing or waiting.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Local selling costs
Rhode Island’s real estate conveyance tax
Rhode Island charges a real estate conveyance tax when the deed is recorded. The rate is $3.75 for each $500 of the price, or any part of $500. The taxable price includes a mortgage or lien that stays on the property.
For 2026, a home sale above $824,000 also pays the same rate on the portion above that threshold. The threshold is adjusted for inflation each year. State law generally puts the tax on the seller unless the buyer and seller agree otherwise.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
No agent commissions when you sell to us. No fees.
What you may keep
Sale price and money left after costs are different numbers
Repairs, cleanout, listing commission if you list, your mortgage payoff, other selling costs, and bills while you wait all affect what remains. Compare those amounts with a realistic sale price or written offer.

Pawtucket market report questions
How do repairs, tenants, and timing affect my selling choices?
Repairs can add time and expense if you list. Tenant occupancy can affect access and timing. We look at the house, talk through its condition, occupancy, and your timing, then compare a direct sale with listing or waiting.
Does the sale price tell me what I will keep?
No. Repairs, cleanout, listing costs, your mortgage payoff, and the bills you carry while waiting all affect what remains. Use the home-sale calculator to compare the sale price with those costs.
Who pays Rhode Island’s real estate conveyance tax?
Rhode Island law generally puts the tax on the seller unless the buyer and seller agree otherwise. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
Can I sell a Pawtucket house that needs repairs or has tenants?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
