Money and choices
Repairs and the costs of carrying the house can change what remains. Compare possible sale paths with the calculator, then compare the written Cash Offer and EZ Sale numbers.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Look at what may be left after the sale, not just the price. Repairs and the bills you carry while you own the house can change what remains. Compare possible sale paths with the calculator, then compare the written Cash Offer and EZ Sale numbers.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
We give written cash offers in 24 hours. Close as fast as 7 days when title and closing details allow.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Rhode Island charges a real estate conveyance tax when the deed is recorded. For 2026, the rate is $3.75 for each $500 of the price, or any part of $500. Sales above $824,000 also pay the same rate on the amount above that threshold; the threshold is adjusted for inflation each year. State law makes the seller responsible unless the parties agree otherwise. (R.I. Gen. Laws §44-25-1; Rhode Island Division of Taxation.)
Often, yes, once the probate court appoints someone with authority to act. The court's letters show the executor's or administrator's authority. An executor can usually sell under a power of sale in the will. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator asks the probate court for a license to sell, and the court may set a minimum price. (R.I. Gen. Laws §§33-12-6, 33-19-3, 33-19-9.) If you need an estate attorney, we can help you find one.
Often, yes, if the foreclosure sale has not happened and the sale can close first. Rhode Island lenders may foreclose through a court case or under a power of sale in the mortgage. Once a power-of-sale auction is completed, the owner loses the right to redeem the house. If a sale date is scheduled, call us right away to discuss the timing. (R.I. Gen. Laws §§34-11-22, 34-27-4.)
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Rhode Island's sale does not end the lease; the buyer takes over as landlord subject to it. (R.I. Gen. Laws §34-18-23.)
Usually, yes. If you received a housing-code notice or order, Rhode Island lets you sell before fixing the problem only if you first give the buyer a true copy of every notice or order. Before the transfer, you must also tell the code officer in writing that you intend to sell, include the buyer’s name and address, and deliver the notice by hand with a receipt or by registered or certified mail. The buyer is bound by the notice. When you sell to us, we're the buyer, so the repairs become our job. (R.I. Gen. Laws §45-24.3-17.)
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. Your mortgage, liens, back taxes, and share of current property taxes are separate from the closing costs we pay.
