Money and choices

Compare what you keep, not just the sale price

Net proceeds are the money left after sale costs and property obligations. Repairs, listing costs, a mortgage payoff, liens, back taxes, current property taxes, and the time you carry the house can all affect what remains.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Woonsocket

What would I keep after selling my Woonsocket house?

Net proceeds are what remains after the sale price covers sale costs and property obligations. Compare the written price with repair or listing costs, the mortgage payoff, liens, back taxes, current property-tax share, and the time you carry the house.

Do I need to repair or clean my house before selling to you?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

How soon can I get an offer, and how fast can a sale close?

We give written cash offers in 24 hours. Close as fast as 7 days when title and closing details allow.

What costs do you pay, including Rhode Island conveyance tax?

No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.

How does Rhode Island real estate conveyance tax work?

Rhode Island charges real estate conveyance tax when a deed is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500; the taxable price includes a mortgage or lien that stays on the property. In 2026, an additional tax at the same rate applies to the part of the price above $824,000. The seller pays by law unless the parties agree otherwise. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.

Can I sell a Woonsocket house if foreclosure has started?

Often, yes, if the sale closes before the foreclosure auction. Rhode Island lenders can foreclose through a court case or, when the mortgage allows it, a power-of-sale process without a court case. For a covered first mortgage on an owner-occupied home with 1 to 4 units, the lender generally must take part in a free mediation conference through a Rhode Island HUD-approved housing counseling agency before a power-of-sale foreclosure. Reverse mortgages, defaults on or before May 16, 2013, and other statutory exceptions are excluded. The conference is to be scheduled within 60 days after the notice is mailed. If you have a foreclosure notice or sale date, call and tell us what it says so we can talk through the timing.

Can I sell a Woonsocket house while a tenant lives there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

Can I call about an inherited house before every paper is ready?

Yes. You can call before you have everything figured out. If you need an estate attorney, we can help you find one.

Do I need every document before I call?

No. Start with the property address and what you know about its condition, who lives there, and your timing. We can talk through your question and the papers you have, even if you have not gathered everything.
