Tell us about the house

Start with what you know

Tell us what is going on with the house

The address, condition, occupancy, access, and timing give the conversation a starting point. Mention an estate, tenant, notice, mortgage payoff, lien, tax account, or move timing if it is part of the situation. Unknown details can stay unknown while we talk through the next questions.

From first conversation to settlement

The Omaha sale, step by step

  1. Step 1: Start with the address and what you know

Tell USA Home Buyers the property address, its condition, who lives there, access, and the timing you are considering. If an estate, tenant, notice, payoff, tax account, or possible lien is part of the picture, share what you know. You can start the conversation before every property question is settled.

  2. Step 2: Talk through the house and your options

We ask practical questions about condition, occupancy, access, ownership, and timing, then review the house as it sits. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We can talk through a direct sale alongside listing, repairs, waiting, or another choice.

  3. Step 3: Read the written offer and terms

We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Read the price, responsibilities, possession, timing, costs, and any property-specific terms before you decide whether to proceed.

  4. Step 4: Work through title, authority, and payoffs

The title company checks the deed, who can sign, mortgage payoffs, liens, taxes, and estate papers that may affect the sale. The lender, creditor, or tax office named on a notice confirms its current amount and payoff or release instructions. A payoff is the amount needed to satisfy a mortgage or other obligation; a lien is a recorded claim for money. You can start the conversation while the details are being checked.

  5. Step 5: Review the settlement sheet

The settlement sheet shows how the sale money breaks down, including the price, payoffs, liens, taxes, costs, and amount scheduled for disbursement. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

  6. Step 6: Choose whether to sign and close

Compare the written terms with your other options and ask about any line you do not understand. If you decide to proceed, the title company handles the closing and confirms the final figures. You're going to get a fair price and not have to do anything. Just show up at settlement.

Two ways to sell

Compare the Cash Offer and EZ Sale

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

A local address detail

Omaha and Douglas County boundaries

The 2025 Census city-boundary map places Omaha within Douglas County. The city boundary touches Sarpy and Washington Counties, but no part of the Omaha city area falls inside either one. Bellevue and La Vista are separate cities in Sarpy County, not Omaha neighborhoods. A mailing address alone does not settle where a specific property lies.

Before the signatures

Read the settlement figures and Nebraska tax line

The settlement sheet shows the sale price, mortgage and other payoffs, liens, taxes, costs, and the amount scheduled for disbursement. Ask the title company about any line you do not recognize and compare the sheet with the written terms before you sign.

Nebraska charges documentary stamp tax when a deed transfers real estate. State law places the tax on the seller. The rate is $3.32 for each $1,000 of value or part of $1,000 for transfers before January 1, 2032; after that, it is set to drop to $2.32. For example, a $100,000 taxable transfer has a $332 tax. The county register of deeds collects it when the deed is recorded, and some transfers are exempt. Nebraska's documentary stamp tax statute ↗ and exemptions ↗ explain the rules.

When you sell to us, we pay the closing costs, including Nebraska's documentary stamp tax. Your mortgage, liens, back taxes, and share of current property taxes are separate settlement items. See Nebraska Revenue's documentary stamp tax calculation example ↗.

When things get difficult

We stay with the process

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
