Broomfield home sale calculator: what you'd actually put in your pocket
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.

Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This is an estimate for local costs, not a verified local tax rate.
Selling a house in Colorado
Can an inherited Colorado house be sold before probate ends?
During estate administration, a Colorado personal representative generally may sell estate real property at public or private sale without a separate court order, on fair and reasonable terms. The authority is subject to the will and any order in a formal proceeding; the fiduciary sale power does not cover specifically devised real property. Check the will, appointment, and probate orders before a contract. If you need an estate attorney, we can help you find one.

Can I sell while a Colorado foreclosure is underway?
For a non-agricultural Colorado public-trustee foreclosure, the initial auction date is 110–125 calendar days after the Notice of Election and Demand is recorded. An eligible owner must file written intent to cure no later than 15 calendar days before sale and pay the cure amount to the officer by noon the day before sale. Agricultural-property or sheriff cases have different timing. A sale contract does not itself stop the scheduled process. If a public trustee foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Can I sell a Colorado home with tenants still living there?
We'll go over the lease with you and work out who stays and when. You don't need the tenants out to sell to us. Colorado’s deposit-return clock runs from lease termination or surrender, whichever occurs last: generally 30 days, though the written lease may extend it up to 60 days. Put the lease, deposit record, and who will handle the tenancy into the closing plan.

What Colorado transfer tax applies, and who is legally responsible?
Colorado’s state deed documentary fee is not charged when consideration is $500 or less. Above $500, it is 1¢ for each $100 or major fraction of consideration, including specified liens, charges, and conveyance expenses. By statute the person offering the deed for recording pays the state fee; the contract may allocate reimbursement between the parties. County recording charges are separate, and any additional city/county charge depends on the property’s location. When you sell to us, we pay the closing costs.

Can I sell with Colorado code violations or a repair order?
A municipality may declare and abate a nuisance and impose fines. Colorado law specifically makes the cost of removing weeds, brush, and rubbish a lien on the affected land when the statutory and local-ordinance process is followed; other repair, permit, or occupancy orders depend on the actual local code and order. Ask the issuing city or county about fines, permits, inspection, and closure, and have title check recorded liens. When you sell to us, we're the buyer, so the repairs become our job.
