Connecticut uses two foreclosure systems, and which one applies to you isn't your choice. The court decides, based on equity. That difference determines whether your home quietly transfers to the lender with no proceeds, or goes to a court-run auction where you might recover something. Understanding both — and knowing when you still have options — is what this covers.
Two paths, one court, equity decides
Most states run one foreclosure system. Connecticut has two, and the practical consequences differ significantly. Under strict foreclosure, the lender gets direct title transfer — no auction, no bidding, no surplus payment to the owner. Under foreclosure by sale, the court orders an auction; proceeds satisfy the debt first, and any remainder flows to the original owner.
The determining factor is equity. When the court finds the property has little or no equity above the outstanding mortgage balance, it typically enters strict foreclosure. When meaningful equity exists, it's more likely to order foreclosure by sale. Connecticut General Statutes §§49-1 through 49-31 govern both procedures. Bridgeport cases go through Fairfield Superior Court; New Haven cases through New Haven Superior Court. If mediation fails or you don't elect it, the case moves to trial and then judgment.
That 15-day window gets missed routinely. Court summonses don't arrive with a flashing warning light. Someone dealing with financial pressure sets the paper aside. Strict foreclosure: no auction, just a law day

Conveyance tax — Bridgeport sellers pay a higher combined rate
Connecticut's state real estate conveyance tax, per CGS §12-494, is 0.75% on the first $800,000 of sale price and 1.25% on any amount above $800,000. The tax is paid by the seller. Municipalities layer on their own conveyance tax, typically 0.25%.
