List with an agent

A listing may bring a higher price, but can involve repairs, cleaning, showings, agent commissions, buyer requests, and bills while you wait. Compare what you may keep after those costs with the work and time involved.

Sell on your own

A for-sale-by-owner plan puts marketing, access, offer review, and sale coordination on you. Compare that work with the written price and terms of a direct sale.

Selling directly to USA Home Buyers

Cash Offer or EZ Sale

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who can sell an inherited house?

The personal representative appointed by the probate court handles the estate. We work with executors and estates regularly. You can sell in the estate's name once the estate is opened — no need to put the house in your own name first.

In independent administration, the representative generally can sell estate real estate without a separate court order, within the will's limits and for the estate's benefit. In supervised administration, a sale generally follows a court order: the representative petitions, heirs and devisees receive notice, and the representative files a report for court approval after the sale. Interested people may object before approval. A will may give the executor power to sell.

If you need an estate attorney, we can help you find one.

If a trustee's sale is scheduled

A sale may still be possible if the loan can be paid off before the sale. When a home loan is secured by a deed of trust with a power of sale, the lender can foreclose through a trustee's sale without a court case. Missouri requires at least 20 days' notice, published in a newspaper and mailed by certified or registered mail to the owner of record.

If the lender or someone acting for it buys at the sale, the owner can redeem within one year. To keep that right, the owner must give written notice of intent to redeem at the sale or within ten days before it, then file a court-approved bond within 20 days after the sale. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Selling with tenants in place

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Missouri generally lets a rental property and the right to future rent transfer without the tenant's consent unless the lease says otherwise; the buyer becomes the landlord. The lease and security deposit are accounted for in the sale.

Missouri transfer taxes and deed-recording fees

Missouri's Constitution bars the state, counties, and other local governments from imposing new taxes on a real-estate sale or transfer after December 2, 2010. State law sets deed-recording fees at $5 for the first page and $3 for each additional page, plus per-document fees. The title company or closing professional confirms the exact recording charges.

When you sell to us, we pay the closing costs.
