Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Georgetown seller questions, answered

How can I compare what I might keep from a sale?

Compare what may remain after selling costs and amounts due, not just the sale price. The written numbers for each sale option help you see what fits your house and situation.

What are the Cash Offer and EZ Sale choices?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Can I sell a house that needs repairs or a cleanout?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Will I see the offer and terms before I decide?

We give written cash offers in 24 hours. You get a written offer and written terms before you commit, and we close through a title company.

How quickly can a sale close?

Close as fast as 7 days when title and closing details allow.

What closing costs and transfer tax apply in Kentucky?

Kentucky’s real estate transfer tax is 50 cents for each $500 of value or fraction of $500, and state law assigns it to the seller (grantor). Some transfers are exempt, including foreclosure deeds, deeds between spouses, and certain transfers to government; the title company can confirm whether an exemption applies to your sale. Recording fees are separate from the transfer tax. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. No agent commissions when you sell to us. No fees. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate amounts due.

Who can sign for an inherited Georgetown house?

First, a court appoints a personal representative (executor or administrator). If the will gives that person power to sell real estate, they can usually sell without a separate court order. Without that power, the personal representative needs a District Court order after notice to everyone with an interest; the order must be final and the appeal period must expire before the deed transfers, and a certified copy is recorded with the deed. A surviving spouse may have rights in the house even if not named on the deed. If you need an estate attorney, we can help you find one.

Can I sell my Georgetown house before a foreclosure auction?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court. After the lender wins a judgment, the court orders a public auction run by the master commissioner. Court rules generally require the sale within 90 days after referral and at least one advertisement 7 to 21 days before auction. The court confirms the sale before a deed can transfer. If the house sells for less than two-thirds of its appraised value, the owner can redeem it within six months by repaying the sale price plus 10% interest and certain costs.

Can I sell a house while a tenant is still living there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Kentucky, the sale can go ahead without the tenant's consent; the lease stays in place and the buyer becomes the landlord.

Can I sell with back taxes or liens?

You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through closing, not by you upfront.
