New York City property records and tax questions

Match the question to the record. NYC Department of Finance tax pages handle City property-tax accounts and tax-return instructions; City Register / ACRIS serves recorded-property-document questions in the Bronx, Brooklyn, Manhattan, and Queens. A court judgment is a separate court record. Neither a tax bill nor an ACRIS search decides a property’s title or which court record applies.

NYC Department of Finance — property-tax bills and notices

City of New York · property-tax account and notice lookup

Use the City’s online bills and notices page to start checking a property-tax account or notice. Confirm any amount due against the exact property account; this is not a deed-record or court-judgment search.

NYC City Register / ACRIS — recorded property documents

Bronx, Brooklyn, Manhattan, and Queens

Use ACRIS for the City Register’s property-record services and recorded property documents in these four boroughs. Recorded documents are different from a City property-tax account or a court judgment, and a record search is not a title opinion.

Bronx County: Bronx County Office, 3030 3rd Avenue, 2nd floor, Bronx, NY 10455.

Kings County (Brooklyn): Kings County Office, 210 Joralemon Street, 2nd floor, Brooklyn, NY 11201.

New York County (Manhattan): New York County Office, 66 John Street, 13th floor, New York, NY 10038.

Queens County: Queens County Office, 144-06 94th Avenue, Jamaica, Queens, NY 11435.

NYC Department of Finance — Real Property Transfer Tax returns

City of New York · transfer-tax filing route

Use the City’s instructions for NYC Real Property Transfer Tax returns. For Staten Island (Richmond County), the City describes electronic filing through ACRIS and a paper filing with the Richmond County Clerk. In the stated timing cases, the paper return may instead be filed at any City Register office.

Helpful New York rule

New York State and local transfer taxes

New York State charges $2 for each $500 of sale price, or part of $500, when the price exceeds $500. The seller normally pays this base tax, but the sale agreement can provide otherwise. Local transfer taxes may add to it. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer.

Before you sign, ask the title company to show the State and local transfer-tax lines for the actual sale and check who the written agreement says will pay. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. Your mortgage, liens, back taxes, and share of current property taxes are separate.

New York City seller resource questions

Which county name matches my New York City borough?

The borough and county names are Bronx and Bronx County; Brooklyn and Kings County; Manhattan and New York County; Queens and Queens County; and Staten Island and Richmond County. The county name helps you follow the City’s office route, but it does not decide title, probate venue, or who may sign.

Where can I check a New York City property-tax bill or notice?

Start with the NYC Department of Finance Property Tax Bills page linked above, then confirm the current account and any amount due for the exact property. Property-tax records, ACRIS recorded documents, and court judgments are different records.

Where do I look for a recorded deed in New York City?

The City Register’s ACRIS page lists property-record service for the Bronx, Brooklyn, Manhattan, and Queens, along with the county offices and their addresses. ACRIS is not a title opinion or a court-judgment search. For Staten Island, the City’s linked RPTT instructions describe a filing route for transfer-tax returns, not a general deed-record conclusion.

Which office handles a court judgment that may affect a house?

A court judgment is different from a property-tax bill or a City Register recorded-document search. Start with the court and case details on the paper you received, and ask an attorney or title professional which court record applies to the property.

Where do I file a Staten Island real estate transfer-tax return?

NYC Department of Finance says Staten Island returns are filed electronically through ACRIS and on paper with the Richmond County Clerk. If the return is not filed when the deed is recorded, or the deed is not yet recorded, the City says the paper return may instead be filed at any City Register office. See the City’s RPTT instructions linked above.
