2. The sale, step by step

From the property conversation to settlement

  1. Step 1: Tell us what you know about the house

Start with the New York City address, the condition, who lives there, access, and the timing you have in mind. Tell us about a mortgage, lien, tax notice, estate, or other property question that may affect the sale. You can start the conversation before every detail is settled.
  2. Step 2: Talk through the property

USA Home Buyers buys houses as-is in New York City and its five counties: Bronx, Kings, New York, Queens, and Richmond. We ask practical questions about the house and the sale, then explain what still needs checking. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
  3. Step 3: Read the written offer and terms

We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Read the price, responsibilities, possession, timing, costs, and property-specific conditions before deciding whether to proceed.
  4. Step 4: Work through title, signing authority, and payoffs

The title company checks the ownership records and who needs to sign, requests mortgage payoff figures, reviews recorded liens and tax information, and prepares the closing file. If an estate or court matter is involved, the file and signer for that property still need to be confirmed. The borough or county name alone does not settle those questions.
  5. Step 5: Review the settlement sheet and close

A settlement sheet shows how the sale money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

You're going to get a fair price and not have to do anything. Just show up at settlement.

3. Two ways to sell to us

Compare the Cash Offer and EZ Sale

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

4. Useful New York City details

Borough names and county records

Five boroughs, five county names

New York City groups the Bronx, Brooklyn, Manhattan, Queens, and Staten Island as its five borough areas. The corresponding counties are Bronx, Kings, New York, Queens, and Richmond. The City Register’s ACRIS property-record information ↗ identifies services for the Bronx, Brooklyn, Manhattan, and Queens. A county-record route helps locate records; it does not determine a particular property’s title, estate venue, or who may sign.

See the City’s borough directory ↗ for the five borough areas.

Staten Island transfer-tax filing

For Staten Island, the City says real property transfer tax returns are filed electronically through ACRIS and on paper with the Richmond County Clerk. If the return is not filed when the deed is recorded, or the deed is not yet recorded, the paper return may instead be filed at any City Register office. This is a filing route, not a title or signing-authority decision.

Read the NYC Department of Finance’s real property transfer tax instructions ↗.

5. Closing numbers

Review the settlement figures and New York transfer taxes

New York State real estate transfer tax is $2 for each $500 of the sale price, or part of $500, when the price exceeds $500. The seller normally pays this base tax, but the sale agreement can provide otherwise; local transfer taxes may add to it. A separate 1% mansion tax normally paid by the buyer applies to residential sales of $1 million or more. Read the New York State Department of Taxation and Finance transfer-tax information ↗.

When you sell to us, we pay the closing costs.

Mortgage balances, liens, back taxes, and your share of current property taxes are separate settlement items. The title company confirms the final numbers.

6. When things get difficult

We keep working toward the closing table

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

New York City sale-process questions

Can I start before every property question is settled?

Yes. Start with the New York City address and what you know about condition, occupancy, access, and timing. You can tell us which details are still unknown while the right questions are identified.

Who checks title, signing authority, and payoff details?

The title company reviews the ownership records, who needs to sign, mortgage payoffs, recorded liens, tax information, and the documents needed for closing. A borough or county record route does not by itself determine a property’s title, estate venue, or signer.

Which New York transfer taxes are included in closing costs?

When you sell to us, we pay the closing costs. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate settlement items.

How can I compare the Cash Offer and EZ Sale?

The comparison above shows the two choices. Read the written numbers and terms for the option you are considering, then decide what works for you.
