What the numbers mean

A citywide figure does not price your house

A median sale price summarizes completed sales. Days on market and homes sold describe activity; Zillow's typical home value is a separate model, not a completed-sale price. Each measure answers a different question.

Current Zillow context: $419,144 (As of August 2026; Zillow typical home value for Las Vegas, NV). It is a market reference, not a price for your address.

Your comparison also depends on the house itself. Repairs and cleanout can add costs before a listing; tenants, access, and turnover can affect showings and timing. The bills you carry while you wait matter too. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Put those details beside the likely listing costs or a written cash offer. A market-wide figure cannot account for the condition, repairs, occupancy, or timing of your particular house.

Local selling costs

Nevada real property transfer tax in Clark County

When a deed is recorded, Clark County charges $2.55 for each $500 of value or fraction of $500. The value is generally the full purchase price, so each part of another $500 counts. Nevada law makes the buyer and seller each responsible for the full tax. The sale agreement can say who will pay, but the county may still collect the tax from either party.

When you sell to us, we pay the closing costs, including Nevada's real property transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Las Vegas can mean the incorporated City or the wider valley. North Las Vegas, Henderson, and unincorporated parts of Clark County are separate jurisdictions, so a local rule can depend on the property's actual location. The City's map is for orientation, not a parcel-boundary determination.

What you may keep

Sale price and money left after costs are different numbers

The sale price is before costs. Compare it with your mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout, listing costs if you list, other selling costs, and the bills you carry while waiting. The amount left after those costs is what you may keep.

Use the Las Vegas Home Sale Net Proceeds Calculator to change the assumptions for listing or selling as-is. Just an estimate — the actual number could be more or less depending on the home's condition.

Questions and reviews

Las Vegas market report questions

Do Las Vegas market figures tell me what my house is worth?

No. The shared display describes market activity and modeled values for the sources, places, and periods shown. Neither a town-wide sale measure nor a typical-value model prices your particular house. Condition, repairs, occupancy, and timing change the comparison for your property.

How does real property transfer tax work in Clark County?

Clark County charges $2.55 for each $500 of value, or part of $500. Nevada law makes both buyer and seller responsible for the tax, even when the sale agreement says which party will pay it. When you sell to us, we pay the closing costs, including Nevada’s real property transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

How is a sale price different from what I may keep?

The sale price is before costs. Your mortgage payoff, liens, back taxes, current property-tax share, repairs or cleanout, listing costs if you list, and bills while you wait can change what remains. Use the calculator linked on this page to compare your own planning assumptions.

Do you buy houses as-is in Las Vegas and Clark County?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

When will I get a written cash offer?

We’ll give you a written cash offer within 24 hours.
