Clark County real property transfer tax

Nevada charges real property transfer tax when a deed is recorded. In Clark County, the rate is $2.55 for each $500 of value, or any part of $500. The buyer and seller are each responsible for the whole tax under state law, though the sale contract can say who pays; the County may still collect from either one. The Recorder collects the tax with the deed and declaration-of-value paperwork.

Ask the title or closing professional to calculate the tax for the actual sale and show the payment allocation in the written terms.
