Tell us what is going on with the house

Share the address, condition, who lives there, access, and the timing you are considering. If an estate, tenant, code notice, foreclosure notice, payoff, lien, tax account, or move deadline is part of the situation, tell us what you know. You do not need every answer before the first conversation.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

From first contact to settlement

The Las Vegas sale, step by step

  1. 1. Talk through the property

We ask about condition, repairs, occupancy, access, ownership, and timing. Start with what you know; unknown details can be sorted out during the conversation.

  2. 2. Review the written offer

We give you a written cash offer within 24 hours. Look at the price and the terms for the property before you decide.

  3. 3. Read the terms before you commit

Written offer and written terms before you commit; title-company closing. Read the price, responsibilities, possession, timing, costs, and property-specific conditions. Ask questions before deciding whether to proceed or stop before signing.

  4. 4. Let the title company check the details

The title company checks the deed, ownership and signing authority, mortgage payoff, liens, taxes, and other figures needed for settlement. Keep the statements and notices you have available so the right questions can be answered.

  5. 5. Go through the settlement sheet

A settlement sheet shows how the sale money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

  6. 6. Decide whether to close

If you choose to proceed, the title company handles the closing paperwork and confirms the final figures. You're going to get a fair price and not have to do anything. Just show up at settlement.

Two ways to sell to us

Compare the Cash Offer and EZ Sale

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

A local detail that can affect the next question

Las Vegas and Clark County are not the same boundary

The City of Las Vegas is one municipality within the larger valley. North Las Vegas and Henderson are separate cities, and much of the rest of the valley is unincorporated Clark County. If a city-specific permit, code, or property question affects your sale, check the parcel's jurisdiction before relying on a city office or rule.

Nevada closing numbers

Review the settlement sheet and transfer tax

Nevada charges real property transfer tax when a deed is recorded. In Clark County, the rate is $2.55 for each $500 of value or part of $500; the value is generally the full purchase price. The county recorder collects the tax before recording the deed.

Nevada law makes the buyer and seller each responsible for the tax. The contract can say who pays between them, but the county can still collect from either one. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

When the process gets difficult

We stay with the process

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
